lovely secluded gardens with Olive, Lemon, Orange and Palm trees Casa Ramaje
is a traditional, recently renovated 3 bedroom villa in the peaceful Costa
Nova district of Javea.
The villa is located in a tranquil environment with restaurants and shops,
just a short walk away. It is however, conveniently close to Javea, with the
Port, Old Town and the popular Arenal beach, with numerous bars and
restaurants, just 10 minutes away by car.
Built on one level overlooking a large 1000m2 garden with a much larger than
average private pool, the villa provides an ideal base for a relaxing holiday.
The villa has 3 bedrooms, 1 double en-suite and 2 twins all with air conditioning. The
master double has cable TV and DVD, The ensuite has bath, shower, bidet,
toilet and basin. The family bathroom has a large walk-in shower with toilet and basin.
The separate modern equipped kitchen has an
electric oven and gas hob, fridge/freezer, microwave, dishwasher, coffee
maker, kettle, toaster etc and all the cooking utensils, cutlery and
glassware you might need as the owner is a keen chef! Washing machine and
tumble dryer are located in utility room.
The sitting room which overlooks the pool
and gardens has a large Toscan stone fireplace, cable TV (24 English
channels), DVD, VCR and CD Player. There are 2 internal dining areas.
Outdoors boasts a larger than normal 10 x 5M
private pool with roman steps, a fantastic south facing large patio with 6
large sunbeds and traditional Spanish BBQ for el fresco dining and 2 further
dining areas/ patios within the garden ensure you can maximise the
opportunity for outdoor dining.
The villa is equipped with little extras to
make you feel at home, there is a large selection of books, DVD's and
videos. This villa is also ideal for children with a large range of
children's equipment as standard such as toys and games, 1 travel cot, 2
highchairs, Baby Dan Play pen, Lindam steriliser, potty and toilet training
step, toddler cutlery and crockery, 2 x baby play mats, and baby change mat.
A 10 minute drive takes you to the Arenal
beach, offering sand and sea, an extraordinarily bustling and lively
atmosphere, nightlife for the young and the not so young, and a good choice
of bars, restaurants and shops. The attractive port and historic old town of
Javea are also well worth a visit, and two excellent golf courses are just a
short drive away.

| Bedrooms 3 | 1 master double en-suite and 2 twin rooms. Recently
refurbished, all rooms are decorated in traditional Spanish style with ample
blankets and pillows. All rooms have built in double wardrobes, chest of
drawers, air conditioning and heating for winter months. The master bedroom
and bedroom 2 are also equipped with hairdryers. Bedroom 3 houses most of the children's equipment and also has the facility that one of the full sized adult beds can be lowered to floor level to accommodate toddlers recently out of a cot. The master bedroom also has a TV and DVD. |

such a beautiful Toscan stone arches in the open plan sitting and dining
room, a Toscan stone fireplace and rejas. Rejas are the intricate black
Spanish wrought iron work which can be found on the doors and windows. The sitting room is attractively furnished, overlooking the pool with cable TV. There are 94 channels, 24 of which are English speaking and include: Sky One. Discovery, Sky Movies 1, BBC Prime, SKY news, BBC1, Cbeebies, TCM, CNN, UK Gold, Sky Sports 1, Eurosports, Five, Local info and teletext, ITV1, Channel four and SkySports 2. There is also a DVD/VCR with a selection of adult and children's videos and DVD's. 5 channels are French speaking. Casa Ramaje has 2 internal dining areas. The dining room has a table that accommodates 4 as standard but can be extended to seat 6, however next door is the Naya (enclosed conservatory) which houses a dining table and chairs for 6. The Naya overlooks the pool and Lemon and Kumquat trees as well as being an ideal location for the lovely open views and watching the sun go down. The dining room has a radio/ CD player. |

areas within the garden. There is a shaded car port and off street parking
for 2 cars. Large private swimming pool, 10 by 5 metres, flood lit with Roman steps. Shaded outdoor dining area with BBQ. Total 3 tables, 16 garden chairs and 6 beach chairs. The villa has a lovely paved south facing patio. Getting the sun from morning to evening it is the ideal place for sunbathing and relaxing. |

Payment Terms
Rental rates include meet and greet, all utilities (air conditioning in summer and heating in winter), all linen (excluding beach towels) and welcome pack comprising of: water, tea, coffee, sugar, milk, beer, soap and toilet roll.
A damage retainer of £150 will be added to the total cost of your booking, this will be refunded in full post villa departure inspection.
A deposit of 25% is required to confirm the booking. Balance is payable 8 weeks prior to day of arrival.
There is no additional charge for the use of the high chairs, travel cot and other child facilities as these are included as standard.
Payment can be made by cheque or bank transfer. Our property is managed through our friendly English agents at Four Seasons Villas. They live in Javea, will meet you, give you the keys, show you around the villa and be at the end of the phone should you have any problems.
